Glendine Ltd have completed a refurbishment on part of their Crescent scheme on the Viables Business Park to the south of Basingstoke. The campus scheme comprises just over 100,000 sq ft in total, with 37,000 sq ft occupied by the rapidly expanding Vison RT Ltd, manufacturers of patient safety systems for radiotherapy.
The Crescent occupies a ‘gateway’ location on Viables and is home to a number of multinationals including Motorola, De LaRue, Adidas, Sony Broadcast, Capita, Fujitsu and the innovative technology company Hawk-Eye Ltd.
Glendine’s refurbishment has transformed the 1st floor office space in Building B on the development, comprising 17,800 sq ft. New air conditioning and LED light fittings have been installed and the toilet provision substantially upgraded. A new reception/entrance foyer has also been significantly improved and provides a crisp, smart point of arrival.
The ground floor of Building B remains in a “shell” format. Its floor to ceiling height and two loading points make it ideal for light production, storage, lab or research and development uses, although it could also be refurbished to match the 1st floor office space if required by an occupier.
BDT, as one of Glendine’s joint agents, are quoting a new rent of £17.50 per sq ft for the office areas. The parking ratio is 1:264 sq ft.
Building C within the scheme offers a further alternative, comprising a self contained 2-storey building of 21,860 sq ft with 80 car spaces. The facility takes the form of a “shell” building requiring a bespoke refurbishment for a new tenant. A combination of uses is also feasible in this building.
