One of Basingstoke’s best known business parks is poised to undergo a major facelift.Owners of the Intec Business Park, the London-based Valad Property Group, have appointed consultants to devise a strategy for a phased refurbishment of the scheme. They are also taking advice from a newly appointed letting agency team comprising local surveyors, bdt and Hollis Hockley.Richard Thomas of BDT commented “Intec was at the leading edge of the high-tech revolution and one of the pioneers of business park development in the 1980’s. The buildings’ fundamentals are still very good: It provides versatile, cost-effective accommodation in a great location but is in need of some updating. It remains a well regarded and important base for the likes of Computer 2000, Aricent Technologies, Sunlight Services and Hammer Distribution, not to mention the smaller ‘high tech’ and support industries based within the scheme.Valad have a reputation for investing in improvements to their assets and for hands-on management. We therefore expect Intec to take on a new lease of life and to attract more new occupiers and investment to the town.”As part of the proposed investment strategy, Valad are known to be in discussions with an operator keen to reopen the Bistro/Cafeteria facility on the estate, this will supplement the gymnasium and 24 hour security services which are already offered.The first letting under the new ‘regime’ has also been announced. Cobalt Telephone Technologies Ltd, provider of the mobile phone parking service called ‘RingGo’, have doubled their occupied space by leasing Unit 17, comprising 1,750 .Cobalt’s Commercial Director, Harry Clarke, explained ….. “The company moved here from Esher 8 years ago and has quadrupled in size since that time. As a technical company the availability of local graduate talent from Reading, Bournemouth, Southampton and Portsmouth Universities is perhaps the biggest plus, but Basingstoke brings an impressive combination of low rents, modern infrastructure and good communication links.”-ENDS-
