Three further transactions on the Prisma office park in Basingstoke, means that all units have now been sold.  The courtyard development of 12 units, each between 2,000 and 2,500 sq ft, is now a hub for local businesses who have chosen to own their own commercial property, either through a tax efficient private pension scheme or by way of private ownership.

Units 2, 6 & 8 were sold during the second quarter of 2016.  Unit 2 was bought by J & K Care Specialists, who are moving from the town centre; Unit 6 has been sold to Evergreen Resources (relocating from the Daneshill estate); and Unit 8 is now owned by AMG Estates.  There is a short lease remaining on Unit 8 so the building has been acquired with short term income and with a view to reletting. BDT are instructed to offer a new lease at £25,200 per annum.

Other owner occupiers already on the estate include, Geronimo Web Design, Martinez & Partners, Smart Media, Composite Metal Technologies, Decorus and Tempura Communications.

Prices achieved have latterly reflected in the region of £130.00 per sq ft for the freeholds.  The scheme was conceived, designed and constructed some 10 years ago, but changes in tax legislation for pension schemes and the onset of the recession in 2008, resulted in a prolonged marketing period.
