BASINGSTOKE COUNCIL SEEK DEVELOPMENT PARTNERFOR BASING VIEW Basingstoke and Deane Borough Council are now treating the proposed regeneration of the Basing View business area as their “number one priority”. They and their advisers have completed the first phase towards identifying a strategic development partner to work alongside them in the regeneration and promotion process. Simon Hope, the Basing View project manager, has advised BDT in the last few weeks that “a number of submissions were received” following the pre-qualification questionnaire. There remain 3 more stages in the selection process, culminating in the choice of a JV partner in the summer of 2011. Basing View is being promoted by the Council as “a rare opportunity for an accomplished and visionary development partner to re-position the estate through spearheading and delivering development and rejuvenation”. Let's hope they are proved right, because there is little doubt that the location has suffered adversely in recent years, irrespective of the difficult market conditions. The most recent masterplanning includes provision for up to 640,000 of office space, 184,000 of hotel development and serviced apartments, 107,500 of homes, up to 43,000 of shopping and 15,000 for leisure facilities. As a further reflection of their intent, the Borough have commenced the demolition of redundant buildings, City Wall House and Loddon House, and are pressurising the demolition of a third “eye-sore” building. There are also plans for £1.15m of public realm improvements, to include re-branding, provision of uniform signage, landscaping advancements, potential drop off areas adjacent to main roads, street furniture and other such improvements.
